Selling a Home During the HOT South Carolina Summer

Well, some of us might have a love-hate relationship with Lexington’s brutal summer temperatures, as a real estate agent, I encourage my home sellers to use the heat to their advantage.

After hopping in and out of the hot car looking at houses, my Lexington home buyers look forward to leisurely browsing through a home, escaping the warm outside temperatures.

Here are a few ways to embrace the summer house selling season.

  1. Give them the Ahhhh… moment. On a hot summer day, home buyers want relief from the heat.  Nothing turns a buyer off more than walking into a home that is as hot in the inside as it is on the outside.  Even if your home is vacant, leave the air conditioner running so your potential buyers can enjoy viewing your home comfortably. I would also suggest turning it down even cooler than you would if you were living there to compensate for the doors being opened and closed more than usual.  Turn on all ceiling fans, and leave all the interior doors open, so the air is a consistent temperature throughout the home.
  2. Be a good hostess. – If you have an open house in the middle of a hot spell, be sure to offer cold and refreshing drinks to help potential buyers feel like hanging around for a while. A cool summer drink such as lemonade or ice water with lemon will go along way in helping your buyers feel a connection to your home. Make yourself stand out in the crowd …so get squeezing!
  3. Open house? How about a barbeque instead! – What sounds like more fun?  I’ll vote for an outdoor party. If you want people to stop and take notice, advertise a barbeque instead of an open house. I guarantee it will attract a lot more attention.  Pull out the grill and roast some hot dogs, set out pitchers of freshly squeezed lemonade and keep some simple finger foods handy. Find a shady spot, stay out of the house and away from the buyers, but be available to make them feel welcome by offering them a snack and a drink.

It should come as no surprise that the first thing a potential home buyer notices is how appealing your home is from the curb.  The things you may not see are the very things that a home buyer will point out.

While you may be focused on the inside of your home, buyers will focus on the outside during their first initial drive by. An attractive home for sale in Lexington, SC that sparkles and shines from the outside will entice buyers to want to see what’s in the inside out as well.

Here are our top six curb appeal stop and take notice tips:

  1. Give it a bath. - A clean exterior can boost the asking price, while a dirty one can detract from it. So clean the siding, the brick, shutters, front door,  windows and don’t forget to wash the gutters and drain pipes as well.
  2. Give it a fresh coat. – The front door, window trim and garage door are some of the easiest places you can add a fresh coat of paint that will get the most significant results.
  3. Give it a hair cut. –The lawn should be neatly mowed and remain that way during the entire selling process. You need to be sure the lawn is edged, and no grass is growing in the cracks of any of the sidewalks that border your home. If you have landscaping that’s not appealing, take it out and replace it.
  4. Add some color. - Potential buyers like to see color when they pull up to a house. That means you should have flowers in the yard or in containers on the porch. Or add other splashes of color such as upscale rocking chairs with colorful cushions.
  5. What’s in the mail? - Look at the shape of your mailbox. Many people forget to check this, but a rusted mailbox isn’t appealing. Replace an old one with an updated version and do the same with any outdoor lighting and house numbers.
  6. Howdy neighbor? - Pay attention to how your fence looks. You may need to replace some panels or replace the entire fence. If your driveway has seen better days, you can get it repaired - and that’s relatively inexpensive - plus it adds good curb appeal.
